Utilizing a City of Los Angeles zoning ordinance, urban residential parcels may be subdivided so as to allow individual small lot ownership with increased density. This facilitates first time ownership and community activism.

A typical lot in the Armenian / Hispanic neighborhood of Hollywood was purchased to test the model, proposing prefabricated rowhouses with sustainable design implementation. Two story units are above parking, all topped by rooftop terraces. The basic building unit is a structural framework with prefabricated plumbing units to be assembled onto in-situ foundation walls. Vertical shade screens ensure privacy and a constantly changing façade.
